Frequently Asked Questions
We have compiled real questions from real groomers, here in Phoenix, with explanations to help decide if this is the route for your business!
🐾 What exactly is North Phoenix Grooming Suites?
North Phoenix Grooming Suites is a suite rental concept for independent professional groomers.
Each suite is a private workspace where you run your own grooming business.
This is not employment and not booth rental inside a salon.
You are starting (or growing) your own business while renting space in a shared professional environment.
Think of it like an apartment complex for grooming businesses:
-
We provide the building, utilities, and shared community rules
-
You operate your own business inside your suite
This opportunity is best suited for groomers who are ready to:
-
Be self-managed
-
Handle their own clients
-
Run their own business legally and professionally
It is not for everyone, and that’s okay — it’s a niche opportunity for groomers ready for independence.
🐶 Are clients “owned” by the suites or by groomers?
Clients are not owned by the suites or by any groomer.
Clients are free to choose whichever service provider they prefer.
However, to keep things fair and professional, our lease includes a Community Standards Addendum that protects all tenants from unethical behavior, such as:
-
Intentionally soliciting another tenant’s clients
-
Undercutting prices to steal business
-
Creating a hostile or competitive environment
We believe in:
✔ Fair competition
✔ Mutual respect
✔ Professional boundaries
Everyone is here to grow their business — not tear someone else’s down.
💲 How do you prevent undercutting and price wars?
Our lease includes a Community Pricing Standard.
This means:
-
All businesses must meet a minimum service price
-
You may always charge more
-
You may not charge less than the community standard
This prevents:
-
Price wars
-
Undercutting
-
Pressure on other tenants to lower their value
It protects both:
-
The individual business owners
-
The long-term stability of the grooming community
🚪 What happens with walk-in clients?
Walk-in clients are not owned by anyone.
They are distributed on a first-come, first-serve basis among available groomers.
Since walk-ins are not pre-existing clients of any tenant:
-
They are treated as neutral opportunities
-
No one has priority ownership
-
Availability determines who takes them
This keeps things simple and fair.
🧼 Are there cleanliness and safety standards?
Yes. All tenants agree to follow Safety and Hygiene Standards outlined in the lease.
These include minimum expectations for:
-
Sanitation
-
Animal safety
-
Equipment care
-
Odor and waste control
-
General professional presentation
This ensures:
-
A safe environment for pets
-
A clean workspace for neighbors
-
A professional experience for the public
You control your own business — but we all share a community space.
📞 Will management answer my phones or check in my clients?
No.
Each suite is a self-contained business.
We do not:
-
Answer your phone
-
Book your appointments
-
Check in your clients
-
Handle your payments
-
Manage your customer service
You are fully responsible for:
-
Your scheduling
-
Your client communication
-
Your pricing
-
Your policies
-
Your marketing
We are landlords, not business partners or salon managers.
🤒 What if I wake up sick and can’t work?
That is a decision made by you as the business owner.
We do not manage:
-
Your schedule
-
Your cancellations
-
Your sick days
-
Your staffing
Just like any independent business:
-
You decide whether to reschedule
-
You communicate with your own clients
-
You manage your own policies
This is part of business ownership.
📣 Who handles marketing and getting clients?
Each tenant is responsible for:
-
Their own branding
-
Their own marketing
-
Their own social media
-
Their own promotions
-
Their own client base
We provide the space, not the clientele.
Some groomers bring existing clients.
Some build new ones.
Both are valid paths — but it is the tenant’s responsibility.
🧾 Do I need to form a business to rent a suite?
Yes. This is a business opportunity.
Before opening, you will need:
-
A registered business (LLC or similar)
-
A Federal EIN number
-
Business insurance
-
Any required grooming licenses or permits
This is because you are:
✔ Operating independently
✔ Accepting payments under your business name
✔ Responsible for your own taxes
We can provide guidance, but you are responsible for setting this up.
🏢 How do I get an LLC?
You can form an LLC through:
-
The Arizona Corporation Commission website
-
An online service (such as LegalZoom or similar)
-
A business accountant or attorney
This creates your business legally and protects you personally.
🧮 How do I get an EIN?
An EIN is a federal tax ID number for your business.
You can apply for one:
-
Directly through the IRS website
-
It is free
-
It only takes a few minutes
You will use it for:
-
Banking
-
Taxes
-
Insurance
-
Business paperwork
🛡 What kind of insurance do I need?
You will need business liability insurance for pet grooming.
This protects:
-
You
-
The pet
-
The property
-
The public
You may also choose:
-
Equipment coverage
-
Professional liability
-
Workers comp (if you ever hire help)
Proof of insurance is required before move-in.
🤝 How does the morality clause work?
Our lease includes a morality and conduct clause to protect all tenants.
This includes expectations around:
-
Ethical business practices
-
Professional conduct
-
No intentional client poaching
-
No harassment or intimidation
-
No disruptive or harmful behavior
This ensures that:
-
One tenant cannot damage another tenant’s business
-
The environment stays respectful and professional
-
Everyone feels secure operating their business here
It is designed to protect the community, not control your business.
🏁 Is this right for me?
This opportunity is ideal for groomers who:
✔ Want independence
✔ Are ready to manage their own business
✔ Have an entrepreneurial mindset
✔ Want lower overhead than a full salon
✔ Prefer private, self-run suites
It may not be ideal for groomers who:
✘ Want a manager to handle clients
✘ Prefer employee structure
✘ Do not want business responsibility
✘ Need daily operational support
And that’s okay — this model is intentionally specific.
